SCHEDULE OF FINISH

1. Roof: Concrete tiles on timber trussed roofs.
2. External Walls: 300mm wide thin concrete block cavity walls with napped plaster render external leaf where indicated. Walls filled with Polypearl full cavity insulation system.
3.External Finishes: Napped plaster painted.
4.Floors: Ground floors shall be constructed of concrete, first floors shall be suspended timber flooring with 150 by 18mm white deal flooring boards.
5. Insulation: 55mm Aeroboard insulation under floor slab. 150mm Thk fiberglass insulation to attic space.

7. Windows & Doors: Double glazed hardwood windows, hardwood doors with 3 point locking system to external doors.
8.Internal Doors: Regency 4 panel doors to all rooms, with standard Ironmongery.
9. Skirting & Architrave: 100mm white deal moulded skirting and 75mm architrave to all rooms and circulation spaces.
10.Stairs: White deal with deal turned Newel posts, balustrades, handrails etc.
11. Ceilings: 9.5 mm Gyptex plasterboard with bonding & skim finish.
12. Stud Partitions: 9.5mm Gyptex plasterboard with Gypweld board finish coats.
13. Internal Walls: Sand and cement backing with Hardwall skim finish.
14. Kitchen Units: Standard units supplied & fitted by developers.
15. Sanitary Fittings: Standard Shire's supplied & fitted by developer, with select wall tiling carried out by the developer.
16.Plumbing: In addition to plumbing works to bathroom, w.c. and kitchen, provision will be provided for plumbing of a washing machine and dishwasher.
17. Central Heating System: Firebird heatpack, with panel radiators.
18. Electrical: The electrical installation will be installed in accordance with the Electro-Technical Council of Ireland National Rules for Electrical Installation.
19. Screen Walls: All existing boundary's shall be retained wherever possible, all boundaries shall be in accordance with the Landscaping schedule for the overall development.
20. Landscaping: In accordance with the Landscape design for the overall development carried out by the developer.
21. Drainage: Seperate 100m Dia. Connections to the developments foul and surface water sewerage system.
22. Water Supply: 12mm Dia. Connections to development water mains.
23. Painting: External & internal painting by contractor.
