1. Roof: Concrete tiles on timber trussed roofs.
2. External Finishes: Napped plaster.
3. Floors: Ground floors shall be constructed of concrete, first floors shall be suspended timber flooring.
4. Insulation: Walls, attics and floors insulated to the highest standard.
5. Fascia & Soffit: Aluminium.
6. Windows & Doors: Double glazed uPVC with 3 point locking system to external doors.
7. Internal Doors: Regency Panel doors to all rooms, with standard Ironmongery.
8. Skirting & Architrave: 100mm White deal moulded skirting and 75mm architrave to all rooms and circulation spaces.
9. Stairs: White deal turned Newel posts, balustrades, handrails etc.
10. Kitchen Units: Standard units supplied & fitted by developer.
11. Central Heating: Oil fired central heating.
12. Sanitary Fittings: Standard Shire's white units supplied and fitted by developer.
13. Plumbing: In addition to plumbing works to bathrooms, w.c. and kitchen, provision will be provided for plumbing of a washing machine and dishwasher.
14. Electrical: The electrical installation will be installed in accordance with the Electro-Technical Council of Ireland National Rules for Electrical Installation.
15. Screen Walls: All existing boundary's shall retained wherever possible, all boundaries shall be in accordance with the Landscaping schedule for the overall development.
16. Landscaping: In accordance with the Landscaping design for the overall development carried out by the developer.
17. Painting: External painting by developer.
18. External Finish: All driveways to be tarmacadamed with concrete footpaths.
